oh I forgot

Oh I forgot to mention in my last post that I have been seriously dreading the move because we weren't sure Jer was going to have a job, and I cannot afford everything on my own for months on end.  The roommate will probably not have a job when she goes, despite the fact that she's been trying. Jer got lucky and Walmart is transferring him positions.  He's probably going to just start looking for an IT job as hard as he can, and Walmart may not be his dream job, but it helps us make ends meet.  He also doesn't hate it, he just doesn't like his paycheck.  He took my raise this year really hard. When I told him what my salary was going to be (I was pretty darn excited) his first comment was I only make 1/3 of what you make.  I'm not sure why it bothers him so much, but it does.

SO YAY Jer is employed.

In other good news Jer's brother finally got back from the sand.  I'm not sure we're going to be able to see t hem before we go, but I'm really glad he got back safe (again), and before Sarah & his baby is due. His bro may only be guard, but he's been over there more than anyone I know. It's like he gets a month off and another 1-8 months back to the sand.  I know at first he volunteered to go, and now it's like he's stuck at the top of the roster.  I guess that's what happens when you're a mechanic though.

I will be so glad once the move is finalized and I'm sipping an iced beverage by the pool instead of worrying about how lost I'm going to get. LOL

So some days I really wonder if anything in life goes smoothly.

When I got my inspection back last week it turned out that my roof is severely damaged, my garage door needed to be balanced, and my house was wired by Monkeys.

I more or less knew my garage door was funky, but not that they were going to require anything with it. I got it 'balanced', which is what they were requiring, and now it's a huge pain in the ass to close. SOOO they are coming back tomorrow. *sigh*

I knew my house had a few electrical issues. The first guy who came and gave me a quote I about choked on it. The quote of $650 made me twitch. My realtor (who rocks btw) said she thought she could get me a better deal. She did, literally almost half the price, and the guy actually lives in this neighborhood. He's fixing everything on Tuesday. I am really hoping everything goes smoothly.

Now... the roof. First this came as a huge shock to me. I had no idea that my roof had any problems. It doesn't leak, it looks fine from a distance, etc. So the inspector apparently said to the listing agent it was hail damage. So my realtor sent her roof contractor out to take a look at the roof, and the buyer sent one out too. Both of the contracts agreed it was hail damage. So I spent a good part of last week and Monday & Tuesday harassing my insurance agent about getting an appraiser out to take a look. He and my contractor (the one my realtor suggested, who also put up my gutters when I moved in) showed up and before the adjuster left he agreed it was hail damage. I figured it was cut and dry. He said it in front of my contractor, in front of my fiance, in front of roommate (who was mostly apparently there just to check out his butt), and of course me. So I go sign my title, and go to the dentist... where I spend 3 hours getting my teeth cleaned and a crown put on. I find teeth cleaning akin to torture. My entire mouth hurts, and I reaaally need to learn to floss better. As I'm leaving the dentist I call back the adjuster and he says "oh we've decided it's not hail it's just wear and tear".

The roof is like 7 years old, and supposed to be a 20 year roof (or that's what I told when I moved in & it was only 3 years old when I moved in 3.5 years ago). I was furious. I pretty much chewed him out, he tried to say that he said it "might" be hail when he left. He didn't say might, lets be clear. Even the contractor commented that he had said he'd write it up. When I called him back (after I stopped bawling) I pretty much demanded his boss call me back today. And he did. He then made an excuse that Mark was 'new'. Lets be very clear. I don't give a shit. You tell me you're going to cover it cover it. He also promised to send another adjuster down in the next day or two. My contractor said he'd show up again too. He was actually really pissed when I called him and told him what the adjustor said. He had a crew prepared to show up tomorrow to get the roof done.

I am moving to Arizona next weekend. I am so not happy right now I could scream.

I'm hoping we can get this sorted out with the next adjustor.

I am ready for this crap to be sorted out, done and back to life as usual in 100 degree weather with a pool view.

I am going to miss my appliances and my lights. It's the strangest things I'm planning on missing :P I will not miss the humidity lol.

So, it's sold. Or at least I have a contract signed, the inspection has been scheduled for this Saturday and it's planned to close on May 11. We're planning on moving on May 5.

That was fast.

Literally we started negotiations one week after it was listed.

offer

Well I got an offer on my house last night.

It's not one I can accept, it's too low, but one week on the market (literally) and I have an offer.

They only offered 118 and wanted me to pay 3k closing costs, so that wouldn work for me. I countered with 125 and I pay 3k closing costs. I'm hoping they accept.

W2 Go Home

So my life lately has been best marked as busy. VERY VERY busy.

I think I have a nice house & the pics of my house turned out fantastic.

That being said the house went up on the market last Thursday afternoon/evening. We had 2 showings on Friday, 4 (one canceled) on Saturday, Sunday was Easter so we were allowed to sleep in, Monday we had 2, Tuesday we had 3, Wednesday we had 5, today we have 4 booked, tomorrow we already have 3 booked, and Saturday we have 2 booked.

To be clear. Yesterday morning I had 0 booked. This means that during the day they juuust keeeep calling to schedule appointments to view the house.

Now I know this is a good thing because it means that someone eventually will want to buy it, but good golly. I actually received an email from my real estate agent saying (and I quote) "Holy showings Batman! Do you ever get to go home? Seems like I am getting a new showing notification on your home every time I check my mail!"

I found this funny. She thinks it will mean that we'll get an offer soon.

I also had a funny letter left by one of the last ppl that viewed the house last night saying "Nice Kitty!! Does it come with the house! :) ). Screenshot or it didn't happen? BAM! Screenshot of the note lol. Okay well photo, but you get the drift.

I told my realtor that if anyone actually asks her this the answer is no, the cat does not come with the house lol.

My house has been listed

So my house is now listed, every last one of my fingernails is broken, I have tendonitis in my left arm, my back hurts, and had to find a new home for both my dogs & two goldfish. The dogs went to the same home, and I think they will be very happy. It was a crappy choice that had to be made and that alone was very hard. A co-worker was nice enough to take the goldfish (I figured there was no way two goldfish could move 1400 miles without keeling over). Sadly Salt died in transport, but Pepper is doing fine and now has two new friends Speckles and Goldie. My Garage's storage is packed up with the stuff that's no longer in the house. I gotta tell you though I thought the house pictures turned out fantastic.

Monday we get new carpet installed downstairs. And then it will be official. Every single project I wanted to do to this house while living here is done. I'm not going to make back the money I put into a new heat pump & furnace, windows & doors, appliances, or the gorgeous slate floor & sink, or even fixing some siding issues or repainting the bathroom... BUT I now know what I'll be looking for in a new house when it comes time to buy again. I will miss this house. I really like this house, but I honestly believe the career move is worth it.

So here are 26 pics of my house/yard/etc.

So here is my house with over $30k worth of upgrades and being sold at the same exact price I paid for it. $125k.

Here is the listing:

Exercise

SO I got on the scale yesterday morning. 283 *twitch*

The 7th I got a heck of a workout in. I was flamingly mad at the house and the fact that I seem to be the only one that cares if it's clean or not. SO I went berserk cleaning. Windows, doors, floors, table, kitchen, getting rid of boxes, etc. I was so pooped by the time I was done I couldn't finish mopping and my leg had a 1 hr cramp. My cloths were soaked and felt like I ha an inch of grime on me. Seriously I wasn't aware there was that much cat hair under thee stairs. EWWW. But seriously you could now probably eat off my floor safely. I think I'll pass on testing it, but I 'could' do it.

The 8th there was no exercise. I left work an hour early because they were painting and it was causing my head to feel like it was going to explode. I get home, and I about go nuts because I thought my roommate had spilled pop everywhere (diet dr pepper specifically). Because there was red/brown splatter pattern on my once very clean floor. And then I see my cat. His chest is covered in blood on the left side, and down his fur. He's just sitting there cleaning it, and I about lose it. MY CAT IS BLEEDING. So I snatch him off the floor, prod jer awake and we realize he has a puncture wound on his chin. THE HECK!? So we rush off to the vet because I've decided I'm totally not losing my cat because I'm too cheap to pay for antibiotics. Turns out he had an abscess that burst (causing the odd colored splatter pattern). He got a shot of antibiotics, some drops to take home, and a bunch of meat from my Arby's roast beef sandwich because we were supposed to make sure he was eating. He was eating fine. So he has to go back in today to find out if he needs his face cut open or if the swelling is going down and the draining is slowing down/clearing up. This morning he looked happier, and Jer said he got most of the pink out of his fur and cleaned the area with hydrogen peroxide. So that's sounding promising. Either way yesterday was a long ass day and I didn't make it to the gym or get any real exercise in. I'm okay with it though. Priorities and all.

So I'm setting up my spreadsheet again to track my weight, and that alone will probably help. I have a reminder on my phone on Friday night to weigh myself Saturday morning.
